Minimum Qualifications;

• Associate’s Degree in building operations, building maintenance, or a related field and 2 years’ experience in a variety of maintenance, construction trades, or a related field, or an equivalent combination of education and experience or
• A state-issued journeyman technician certification relevant to facility maintenance and 2 years’ experience in a variety of maintenance, construction trades, or a related field.
• Valid Texas Driver’s License
• Must pass a Criminal Justice Information System (CJIS) background check.
• Environmental Protection Agency (EPA) Universal Certification within 180 days.

Position Description:

Under general supervision, performs skilled and semi-skilled maintenance, repair, installation, and preventive maintenance work on City buildings, facilities, and related systems. The Facilities Maintenance Technician II performs all duties of the Facilities Maintenance Technician, in addition to performing skilled maintenance, troubleshooting, repair, and installation tasks involving building systems and equipment. This position may assist with more complex maintenance projects or provide guidance and assistance to other technicians, and is expected to independently diagnose and resolve most building maintenance issues within the scope of the classification. Technicians at this level have attained proficiency in a specific discipline and work under moderate supervision.

Essential Functions:

• Performs a wide variety of maintenance, repair, and installation work in support of facility maintenance, ensuring City buildings and grounds are in proper working condition, including inspecting, repairing, and maintaining facilities, systems, equipment, fixtures, furnishings, and appliances.
• Performs skilled troubleshooting, maintenance, repair, and installation work involving building systems, including HVAC, plumbing, electrical, carpentry, mechanical systems, and general facility infrastructure.
• Performs complex, skilled, or regulated preventive and predictive maintenance on building systems and equipment to maintain proper operation and extend equipment life.
• Performs inspections of facilities, grounds, and equipment to identify maintenance needs, operational deficiencies, or safety concerns.
• Assists with and installs, diagnoses, maintains, troubleshoots, operates, repairs, and adjusts equipment within City Facilities, including energized devices, according to applicable codes and safety practices.
• Interprets maintenance manuals, technical instructions, diagrams, and schematics to support maintenance and repair activities.
• Assists with maintenance projects and may coordinate work activities with other technicians, contractors, or departments.
• Assists in diagnosing complex maintenance issues and identifying appropriate repair strategies.
• Cross-trains in a variety of work methods and the use and maintenance of equipment and tools. Provides technical assistance or informal training to other maintenance technicians.
• Documents maintenance activities, inspections, and repairs in the City’s work order and asset management systems.
• Operates a city-assigned vehicle to transport tools, equipment, and materials to and from various municipal facilities and job sites as needed for maintenance and repair tasks. Maintains all tools, equipment, and vehicles in clean and safe operating condition.
• Must be able to work an on-call schedule when assigned and respond to calls within the department's designated response time. May be required to respond after hours, including holidays and weekends, in the event of a departmental or City-wide emergency.
• Performs other related duties as assigned.
